Douglas Cutler received his degree in Architecture from Pratt Institute in 1979. He established an architectural firm in 1987 specializing in modular home design. Having a broad range of experience in both construction and real-estate development provides additional benefit to our clients.

Over the past 21 years our work has been showcased on Business week TV and HGTV. We have also been featured in the New York Times, Better Homes & Gardens and numerous other publications. The work consists of many custom designed modular homes created for individuals, builders, developers and modular manufactures.

Southeastern Builders & Development, LLC was created to provide a “full service” system built/modular construction service that so many consumers request. Using the experience and real-world knowledge of our principals, whom have over 35 years combined experience in real estate, financial and construction services, enables us to provide all of the services required to bring a project from conception to a reality.

Southeastern Builders & Development, LLC offers in-house architectural and engineering design. With your thoughts and ideas, we are able to produce working drawings for your project. Unlike most conventional development groups, our in-house design staff can produce working documents in a very timely and cost effective manner.

Our manufacturer of “systems built” homes, duplexes, townhouses and other multi-family structures. These structures are often called “modulars” because they are built in a manufacturing plant and delivered to site in modules where your local builder or developer finishes the building process.

A major advantage of systems built homes is that the modules are built in a climate controlled environment where materials are not subject to rain, hail, sleet or vandalism. Production line economies are applied as the homes move through the plant under the watchful eye of inspectors who ensure the highest quality is maintained.
After the structure’s components are assembled at the plant, they are delivered to site where your builder erects them to meet local building code requirements.

We are a certified builder who meets state building codes in Georgia, Florida, South Carolina, Alabama, Mississippi and Louisiana. All homes meet current IBC, IRC, FBC, NEC and SBCC standards.

We offer a full line of 2, 3 and 4-section models including 2-story models as well as “capes”.

We offer complete customization of any of our approved plans or will consider your plans if they are deemed practical for systems built construction in a timely manner.

A one-year limited warranty is provided with each single-residence home built by our company. We deliver superior products and service to insure complete customer satisfaction.

Our Pacific NW partner is a Custom Uniform Building Code (UBC), and International Building Code, (IBC), high quality-housing manufacturer as well as commercial contractor. There market area including but not limited to, Oregon, Washington, Idaho, Montana, Colorado, Nevada, Utah, and California.

To assure quality throughout our construction process, they build and engineer there own trusses using the MITEK Engineering System. Having our own truss plant provides the ability for on-demand production, in-plant inspections, and on-time delivery.

We insist on the highest quality materials and craftsmanship. Our construction management team has over 500 years combined experience in the off-site pre-construction industry. All construction is completed to the Uniform Building Code, and the International Building Code, and guidelines as outlined by the National Association of Home Builders and there personal Quality Control package. The State of Idaho Building Department inspectors do random inspections in person for all projects being built at this facility. Furthermore, electrical and plumbing comply with the National Electrical and Plumbing codes. These inspections are performed by licensed State Inspectors to assure compliance with these codes.

The building process actually begins with design. Our partners have a certified in house design department. We work closely with customers to meet their design needs. We offer dozens of design features such as bay Windows, French doors, fireplaces, vaulted ceilings, etc., just to name a few. These are all individually priced for ease of choice. In this way you can add the options you want to your project with no hidden costs. All of our blueprints are produced in house to assure continuity, then sent to the State of Idaho for approval.

Our SW modular manufacturer was formed by four well known industry leaders that saw a need for higher standards in construction quality, customer service, accountability and warranty service. They accept full responsibility for every structure they build.

The building process begins with either your own set of plans, or ours. From there we can customize plans to suit any special needs or requirements. Their engineering department will review and modify every plan to ensure we are building to local and state codes. Our construction process is fully in our control from our steel fabrication shop to build the foundation of our homes to final walk through with their Customer Care department and the buyer.

The states we currently serve are CA, NV, AZ, UT, and CO.

Our manufacturing facility is located in North Carolina in one of the areas concentrated with people who have years of systems built housing experience. In our case, we build modular homes due to our ability to delivery a very complete product to builders for them to complete in the field. Our experienced personnel are eager to turn your dream home plans into reality.

Our manufacturing facility consists of 150,000 square feet of state-of-the-art production and 9,000 square feet of office. Additionally, we have 100,000 square feet of covered materials storage. Think of it….the materials that go into building your home never get wet. Can any other builder offer that peace of mind as against mold and mildew?

Your home plans will first be created by using computer aided design (CAD) to define your dream in modular producible components. Once all plans and specifications have received your final approval, our team of skilled craftsmen will go to work building your home. In a matter of weeks, not months, your home will be delivered to your prepared foundation. Usually, within a day the home is on the foundation and, believe it or not, lockable. Again, peace of mind against job site theft or vandalism!!
